Once you have found a suitable tenant, we help you choose and quickly complete, the most appropriate tenancy - whether you will be sharing your home or letting it out as a whole.

 

It is always advisable to draw up a tenancy agreement, setting out clear terms on its length, the rent payable and other tenant’s obligations such as looking after the decorative state of the home and any furniture and effects.

 

Also, what happens if the rent is late or the tenant does cause damage or fails to leave when the tenancy expires.

 

You may want to do this when a relationship changes, or relatives wish to gift or otherwise transfer their property to relatives, for example. Your first consideration is whether there is a mortgage on the property - if there is, you must first request the lender’s formal consent. There is normally a fee to pay, but if the lender indicates it expects to say yes, then you can instruct us to begin drafting the necessary papers to save time, whilst the lender is processing your application.

 

If you are taking a Deposit from the tenant you will also need to ensure you comply with the Tenancy Deposit Scheme, selecting either a Custodial or Insurance - Backed Scheme to protect it as failure to do so can result in a court order requiring you to refund three times the amount of the original deposit.
