Moving Home

The most important question is often, "When are we moving?". Everyone has heard stories of delay in providing the answer, which only happens with certainty when "contracts" are "exchanged" between buyer and seller. Delays can be caused by other buyers or sellers where there is a chain, as each party’s transaction and mortgage application moves at a slightly different pace, depending on the individuals, their advisors and lenders, and some processes do take time to complete.

 

Our conveyancing is carried out by experienced Solicitors and Conveyancers who are able to think ahead to avoid causes of delay and, where possible, likewise to assist others in the chain. We try to respond quickly to enquiries to again speed things up.

 

If you are selling, we help you collate the information you need to provide to your buyer (including preparation of a Home Information Pack where necessary) along with details of title to your property and liaise with their solicitor to deal with any queries before exchange of contracts, when a moving date ( " completion" ) is set.

 

If you are buying, we obtain details of the seller’s title to the property and other useful information about your new home, from the seller’s solicitor, carry out searches required against the property, for example, with the local authority ( where available, these searches are made online to save time ) and report to you on them. Similarly, we can help you interpret any queries arising from your survey or mortgage offer and ensure all matters are resolved to your satisfaction before contracts are exchanged and a completion date set.

 

On completion, we ensure the monies are transferred as quickly as possible to avoid delay in your moving out and/or getting the keys to your new home.
