You want to develop a site

Whether you are planning to build industrial units, a housing estate, or a single unit, similar considerations apply.

 

You require planning consent. You may just be buying with outline consent in which event you need to have checked that your intended application for full consent is going to be viable.

 

You will require building regulation approval or alternatively, if building residential units and NHBC registered, site approval.

 

We need to check that easements or other arrangements where necessary, are available for your intended infrastructure including access roads, drainage, supply of power and other media to the units.

 

An environmental search may be required and you may well have the site surveyed to ensure it is structurally fit for the intended development.

 

We will examine the seller’s title to ensure there are no undue restrictions, for example covenants, which could hinder the development and indeed the eventual sales of the units and check on maintenance liability for the site boundaries.

 

We liaise, where necessary, with the lender providing the finance, to ensure both your requirements are met.

 

Once you have acquired the site, we will draft the plot documentation in order to be ready to submit draft contracts and/or leases to interested parties and their solicitors once the plots are released for marketing.
