The decisions you make will affect the underlying value of your freehold or other interest in the premises as, for example, a potential purchaser from you will be checking for terms that provide a strong ‘ covenant ‘ and effectively maximise the value of the premises subject to the lease you have granted.
Full references must be obtained and checked for the tenant and, if a limited company is the intended tenant, you may well require an individual’s personal guarantee that the tenant’s obligations in the lease will be observed.
